OK bluff rat, where is the property you're buying? depends on whether you're on the north side or south side of SPID in the bluff on what you decorate with, either neon signs and fishing memoribilia, or iron bars and needle dispensers in the bathrooms.

ok seriously now..
use to be in beverage equipment business and did all the draft beers, liquor systems, soda systems. all the behind the bar equipment..
but you need to have draft beer.. period.. it is such a profit maker.. even though we love bottles,, it makes you money if done right..
have to have a kick as soda system that you can actually mix good mix drinks..
they have the new internet juke boxes but that gets little complicated for us fishermen..
pool table, dart boards..
what is your theme.. get your theme down and build around that..
must have a bad supple bum bar for people to hang around and areas that we can break away from the bar just to sit and tell fish lies..
fish cooking on weekends sounds great..
maybe even do we cook your catch..
that and some good ole greezie burgers that will make anyone come back for more.

Went to a classy private bar out in Premont DD some rich guys. They took a metal building and built the bar with a HUGE front porch on it, decent dance floor and a great bar in the back of the barroom area. Pool table on one side of the bar, Snooker on the other side, and a PC with about 75,000 itune songs (He put some Mac kids thru college I bet with that bill Laughing). VERY well laid out and had abunch of Lonesome Dove posters (Maybe THAT'S why I liked it Laughing Laughing Laughing Laughing :lol ) and other westerns on the walls. and they had a concrete floor that looked like a old wooden one. Pretty cool place and he could rake in some SERIOUS funny money if you had one like it a little bigger open to the public.

this is what i look for when i go in to a bar

1) draft beer it taste better and gets u drunk faster

2) good bar tenders i want a bar tender who knows whats there making not just to be a big pair of boobs behind the bar but that is a also a good thing but diffrent topic

3) get smart bartenders we got a place here called chachos in san antonio good place to get food there bar tenders suck me and my dad asked for a jack and coke and they gave it to us frozen we told them jack black label and coke a cola and they looked at us like we were speaking french

4) a good juke box with classic country or classic rock

5) serve some bar food

and 6) good securtiy to throw the roudy drunks out

if that doesnt work just drink heavily and forget what i said

I'm not sure it matters what the place looks like. Some of the bars around here have not changed in 25 years. Location location location. L

i second the good greazy burgers idea, nothing better than a delicious 1/2 pound of beef or more with all the fixins.

somthin a few places do is a sour dough bun. its actually pretty damn good.
